O,R&L Construction Managers in Connecticut Overseeing a Project
 

Construction Management is a construction method created specifically to promote the successful completion of capital projects for owners, where the scope of work is incomplete at the time the construction begins or if the Owner does not have adequate personnel or resources to manage the project. Our Construction Managers in Connecticut work together with the Owner to successfully complete the project on-time, within budget and with the highest level of quality. Construction Management provides the most efficient and economic building program available, because it is "fee based", which simply means that the Owner pays only for the cost of the project and a fixed CM fee. Because the CM is responsible for the scheduling and all construction steps, the CM is able to provide a plan early in the process.

There are several types of CM contracting methods:

Construction Management Agency Basis

With this method, one of our Construction Managers in Connecticut furnishes consulting services during the planning, design and construction stage but does not actually perform the construction. The CM provides early advise on site selection, construction feasibility, cost phasing, scheduling, safety and site logistics. The CM is the Owner's advocate at all times however does not guarantee the final cost.

Construction Management At Risk (with or without GMP)

With this method, the construction firm is retained (as the CM) to furnish all services in connection with the project. Trade contractors then work under the CM to provide their services. The CM is responsible for the construction means and methods and delivery of the work within the Owner's objectives of cost, quality and time.

This can be accomplished with or without a Guaranteed Maximum Price or GMP (A Guaranteed Maximum Price can be determined once the plans and specifications for the project are finalized).

O,R&L Construction is the Construction Manager for the two phased Soundview Family YMCA project. The 50,000 square foot recreational facility will offer two indoor pools for winter swimming, a fitness center, raquetball courts, a full-service teen center, certified professional childcare, summer programs and 14 acres of woods for outdoor nature camps and environmental educational programs.

O,R&L Construction is currently the Construction Manager for Covidien’s new three megawatt cogeneration plant, which will provide supplemental energy to their existing manufacturing facility. Cogeneration can significantly reduce energy costs and greenhouse gas emissions. This is a two phase project, the first includes the PDBMF building and the second phase is the renovation of the main building.

O,R&L Construction is the Construction Manager/Design Builder for the new location of Zane's 12,000 sqare foot multi- tenant retail space. The eco-conscious building will use solar panels that would eventually produce 60 percent of the shop’s power needs using less energy than a comparable facility and producing less waste.

Dedication ceremony of the new Holy Land cross
Holy Land
Waterbury, CT

Completion Date: 6/15/2008

O,R&L Construction replaced the 50 foot tall cross located on Pine Hill in Waterbury for the Religious Teachers Filippini. On June 18th Archbishop Henry J. Mansell blessed the new cross during a dedication ceremony. The archbishop was accompanied by Mayor Michael J. Jarjura, Mr. Ned Lamont, a generous contributor, and sisters of the religious order. In April, the old cross was taken down after years of weathering and replaced with a durable energy-efficient cross. The new cross is constructed of galvanized structural steel tubing with steel framing angles to support the exterior metal skin cladding. The initial 20’ is clad with a galvanized metal plate to resist tampering and the upper illuminated section is of stainless steel cladding for weatherability. The cross has always been a prominent landmark in Waterbury and will continue to be illuminated by focused beams of light to the structure.

In 2007, O,R&L Construction completed an interior renovation of a 7,045 square foot new themed restaurant at Mohegan Sun. Mohegan Sun has an indoor 7-story waterfall, the world's largest and most spectacular planetarium dome and the awe-inspiring Wombi Rock, a glowing crystal mountain made of imported stone that serves as the focal point of the Casino of the Sky.

O,R&L Construction completed a 25,000 square foot, 3-story, state of the art medical office building in Westbrook, CT. Tenants include the fields of Internal Medicine, Cardiology, Radiology, Digestive Disease, Physical Therapy, and Pathology. The building will have parking in excess of 135 spaces, giving both employees and patients ample parking and is conveniently located off of I-95 in Westbrook.

O,R&L teamed with Saint Mary's Hospital on a multi-phased construction renovation that required extensive work during the hospital's operating hours. The emergency department, which is open twenty four hours, seven days a week, required over 21,000 square feet of interior renovation. O,R&L worked carefully to improve aesthetics and functionality for Saint Mary's waiting, reception, trauma, behavioral, and triage areas. Construction also included new heating and ventilation, electric, and medical upgrades.

In 2005, O,R&L Completed an extensive and complex renovation project for Saint Mary's Hospital that included renovation of the ICU Cardiac Unit and the Cardiac Surgery Unit. This project was approached in a phased schedule, on 24/7 rotations, in a fully occupied patient space. The comfort and safety of the ICU patients was a priority.
