This ‘fast track’ project was Phase II of a laboratory and office fit-out for Cellular Genomics that began in February 2002 and was completed in late June 2002. Upon its completion, an additional 10,000 square feet was turned over to CGI to accommodate their rapid growth in novel gene research. Because CGI’s integrated proprietary technologies are designed to identify targets via the implementation of proprietary, high throughput drug screens, their technologies required infrastructure including specialized mechanical, electrical and HVAC systems.

When Cellular Genomics, a genetic research company, outgrew their space in New Haven’s Science Park, they came to O,R&L Construction to fit-out their new location in Branford, CT. The main goal was to integrate much of the laboratory equipment and furniture in use at Science Park into the new space, and perform the fit-out in under 160 days. This required that assessments be made on the existing 10,000 square foot fit-out, early in the process, and that critical decisions be made regarding space limitations, load differentials, power sources and construction logistics. Specialized mechanical components included the installation of complex heating and ventilation systems for use in a laboratory environment as well as individual neutralization tanks, autoclaves, centrifuges, and nitrogen tanks. Working with O,R&L on this $1,300,000 project was the architectural firm of Svigals Associates.

Connecticut Innovations came to O,R&L Construction, when the space they originally committed to Cellular Genomics, a rapidly growing genomics research firm, fell through. The biggest challenge facing O,R&L, was to meet the extremely aggressive delivery schedule, and still maintain the quality required for a sophisticated bio-laboratory. The 5,000 square foot lab space required complete re-configuration for the specialty, mechanical and electrical services required.
Concurrently with the Cellular Genomics fit-out, Connecticut Innovations increased their contract with O,R&L to include an additional 11,000 square feet for Iconics, another bio-tech tenant at Science Park. Construction on both projects required that all work be coordinated within the confines of this multi-floor, aging and occupied building, giving special attention to access issues, environmental issues, construction noise and debris removal. O,R&L Construction met both Cellular’s and Iconic’s move in dates and remained within the $900,000 budget established.
