O,R&L Construction, acting as Design Builder, recently completed this 25,000 square foot corporate headquarters and auto dealership for Branhaven Chrysler Jeep.
Included in the design were 18 service bays, a specialized sub-grade exhaust evacuation system, auto doors, in-ground specialty lift equipment, a 3,000 square foot parts department, retail “speed shop” and auto showroom.
The exterior building, situated on 7 acres, was a steel erected frame with EIFS and masonry walls.

O,R&L Construction, acting as Construction Manager, completed a new, 138,000 square foot, $9,200,000, state-of-the-art, distribution and call center for Suresource, Inc. The new facility, a conventional steel structure, located in Shelton, Connecticut provides distribution solutions to leading consumer goods manufacturers. Included in the design was pre-cast exterior “Fabcon” panels, EIFS insulative wall systems, EPDM membrane roofing, poured concrete decking mezzanines and ADA compliant 2 stop elevators. Suresource has incorporated their Trumbull, Connecticut call center into the new facility.
Additional interior features included 24 direct wired plasma screens for internet integration and use, 5 conference and media rooms, two employee lounges and cafeterias, an employee gym, and a state-of-the-art, fully integrated sound system and satellite capability.

This project, completed in June of 2001, provided a new, from the ground up, 90,000 square foot, state-of-the-art distribution facility for Williams Distributing, one of the largest Anheuser Busch distributors in New England. The pre-engineered structure, a clear span, no-column design included 26 loading docks, 10,000 square feet of corporate office space and specialized draft coolers for storage of the company’s non-pasteurized product. The exterior building was sheathed with precast insulated Rockwall IPS panels supplied by IPS/Metallic Building Company. The building site was located on a 30 acre undeveloped parcel requiring complete excavation, multiple access roads and parking for truck fleets and other vehicles.

In October 1999, O,R&L Construction began construction on a 20,000 square foot addition for Suresource, an on-line shopping distributorship. The building, intended for use as a high-tech call center, was completed in February 2000. O,R&L maintained the 150 day move in schedule in spite of the severe weather conditions that prevailed. President of Suresource, Todd Holson, wrote in a follow-up letter shortly after the move-in; “The building continues to serve us quite well and has been problem free. As we continue to grow, we look forward to working with your firm again.”

In the spring of 1999, O,R&L Construction broke ground on a new 20,000 square foot corporate facility for Precision Computer Services (PCS) in Shelton, CT. The project, valued at $1,500,000 included corporate offices and a high tech service and support center. Due to the nature of the building site, extensive site work was performed including heavy blasting. In 2000, PCS contracted with O,R&L to fit-out interior space at the facility for use as a Disaster Recovery Room for protection of client data. An additional $300,000 was invested by the client, for this state-of-the-art, climate controlled, clean environment space.

At 14-16 Progress Drive in Shelton, tenants Anton Bauer and Panolam, Inc. required renovation of their leased space for use in their research and development operations. The building owner contracted with O,R&L Construction in June of 1999 for the fit-out of the two adjacent spaces totaling 60,000 square feet. Renovation included extensive exterior work including a new roofing system, installation of new windows, structural reinforcement and re-pointing of all brick exteriors. Additionally, new interior layouts for research laboratories and corporate office space was included, new mechanical, electrical and exhaust systems and all interior finishes. O,R&L Construction completed the project within the 180 day time schedule and within the $2,500,000 budget.

O,R&L Construction began an extensive rehabilitation to 1290 Silas Deane Highway in Wethersfield, Connecticut. The rehab encompassed over 88,000 square feet of interior and exterior renovation and included tenant fit-outs for Nortel, Healthsouth Home Health and Phoenix Life. Because of the multiple needs of the project, tenants and landlord, precise communication between all parties was essential. For this reason, multiple architects were brought in to work with O,R&L, to qualify the needs of the owner and tenants, and address the construction specifications as they arose. Flexibility became the operative word on this project as O,R&L staff managed the challenges of bringing an older building of substantial size, up to current code. Included in the rehab was extensive exterior facade work, interior electrical and mechanical upgrades, installation of a new ‘curtain wall’ system and extensive interior structural changes. This $7,000,000 project achieved full completion including tenant occupancy in less than 14 months.

One Forest Parkway in Shelton, Connecticut is the home of several corporate offices including Dun & Bradstreet, Market Data Retrieval and Allstate Insurance. Late in 1997, O,R&L Construction began exterior and interior structural renovation of this partially constructed building. First to be completed was D&B’s 50,000 square foot, two story office suite. Construction included the application of hardwood floors, a speciality staircase leading up to an open foyer balcony and a brick wall facade specially designed by the architectural firm of Matthew Williams, in keeping with the educational motif of this location. The project was completed over a 5 month period, meeting the client’s aggressive schedule. On site challenges included installing a new roof and roof top units during the winter months. O,R&L re-engineered the structural steel to meet the current building codes and outfitted the building with exterior fire stopping on all perimeter walls and floors, to meet life safety requirements. The overall project value which included base building and interior tenant fit-out exceeded $8,000,000 and covered over 80,000 square feet.
