O,R&L Construction completed renovations to the interior at 175 Whitney Avenue. This historical Yale University building houses Yale’s Information Technology department and the Archive Department for Yale’s Peabody Museum. The renovation included an extensive mechanical retro-fit, which involved the installation of a new air handling unit, placed on a new steel platform and positioning of load bearing plates in the basement to support the new unit. The renovated space included multiple offices, conference rooms, a multi-media room, and a multi-media lab. New electrical emergency lighting panels were installed, as well as new walls, ceilings, and floors. The construction was performed within an occupied building, and required coordination of all operations with Yale University personnel and departments.

O,R&L Construction renovated the 2nd floor at Yale University’s Health Services Business Office located at 55 Whitney Avenue. The renovation included multiple offices, conference rooms, reception areas, and the addition of a kitchen. Mechanical, electrical, and plumbing functions included the addition of sheet metal, the relocation of supply and return vents, relocation of electrical panels, and plumbing relating to the kitchen and lavatory areas. The project was performed in two phases and was completed in occupied areas, within Yale University’s busy administrative offices.

New London Adult Education

This shared space, 70,000 square foot building in New London (known as Shaws Cove Three), required new fit-out and renovation of 20,000 square feet for the New London Public School System. New London was in need of the space for their Adult Continuing Education facility. The most challenging aspect of this project was working in the occupied spaces, where critical conduit and mechanical placement required detailed coordination of the frequent utility shutdowns. Much of the schedule was met working ‘off’ hours and weekends. State-of-the art communication equipment, including satellite dishes was installed on the roof of the building. O,R&L Construction completed this project in under 220 days and within the rehabilitation budget of $2,000,000.







Hartford Business Center

This 100,000 square foot historic renovation of the Tower Business Center presented an enormous time frame challenge to O,R&L because the Connecticut Department of Labor’s Job Works offices were scheduled to occupy the space in under 120 days. The building required extensive interior renovation and fit out. Included in the interior portion of the project was the installation of new elevator systems and ADA compliant entrances and exits, upgraded electrical and plumbing systems as well as a major re-configuration of the interior floor plans. A complete fire suppression system including sprinklers was installed as well as a new HVAC system. The exterior renovation included a new roof, new windows, repointing of the exterior brick facade, new parking lots and landscaping. The project was completed within the 120 day time frame and came in under the $3,000,000 overall budget. The grand opening included such dignitaries as Senator Christopher Dodd.







Branford Hall Career Institute

In July 1994 Branford Hall Career Institute experienced unprecedented growth which found them facing an enrollment too large for their existing building capacity. O,R&L Construction was asked to perform a complete interior rehabilitation of the 22,000 square foot site at 1 Summit Place in Branford and complete it in time for the fall semester. With little or no final drawings or plans, O,R&L Construction undertook the project working with Architect Gary Wolf. Unavailable information regarding the structural, mechanical or electrical issues made this project a true collaborative effort between all of the professionals on the team. Project Manager Scot Thomas worked side by side with the Town of Branford Building Department to bring about all code requirements, with little information readily available and deadlines looming. A specific challenge the team faced was fitting newer materials to the building, in order to maintain the existing exterior look. This was accomplished with the application of an elasomere coating. Occupancy was achieved in time for Branford Hall to start their fall semester. The school today includes 16 classrooms ranging from computer labs to nurses training labs and a full service reference library.
