Commercial Construction Management in Connecticut

Construction Management is a construction method created specifically to promote the successful completion of capital projects for owners, where the scope of work is incomplete at the time the construction begins or if the Owner does not have adequate personnel or resources to manage the project. Our Construction Managers in Connecticut work together with the Owner to successfully complete the project on-time, within budget and with the highest level of quality. Construction Management provides the most efficient and economic building program available, because it is "fee based", which simply means that the Owner pays only for the cost of the project and a fixed CM fee. Because the CM is responsible for the scheduling and all construction steps, the CM is able to provide a plan early in the process.

There are several types of CM contracting methods:

Construction Management Agency Basis

With this method, one of our Construction Managers in Connecticut furnishes consulting services during the planning, design and construction stage but does not actually perform the construction. The CM provides early advise on site selection, construction feasibility, cost phasing, scheduling, safety and site logistics. The CM is the Owner's advocate at all times however does not guarantee the final cost.

Construction Management At Risk (with or without GMP)

With this method, the construction firm is retained (as the CM) to furnish all services in connection with the project. Trade contractors then work under the CM to provide their services. The CM is responsible for the construction means and methods and delivery of the work within the Owner's objectives of cost, quality and time.

This can be accomplished with or without a Guaranteed Maximum Price or GMP (A Guaranteed Maximum Price can be determined once the plans and specifications for the project are finalized).

	Ulbrich Specialty Metals Wallingford, CT Project Type: Construction Manager Contract Amount: $1,500,000 Completion Date: 2/15/2007 O,R&L Construction built a 10,700 square foot steel frame concrete manufacturing addition. View of Nurses Station	Saint Mary's Hospital Waterbury, Connecticut Project Type: Construction Manager Contract Amount: $2,500,000 Completion Date: 9/30/2006 O,R&L teamed with Saint Mary's Hospital on a multi-phased construction rennovation that required extensive work during the hospital's operating hours. The emergency department, which is open twenty four hours, seven days a week, required over 21,000 square feet of interior rennovation. O,R&L worked carefully to improve aesthetics and functionality for Saint Mary's waiting, reception, trauma, behavioral, and traige areas. 	Bridgeport Hospital Bridgeport, CT Project Type: Construction Manager Designers: Cannon Associates Contract Amount: $1,700,000 Completion Date: 2/28/2005 O,R&L made renovations to the hospital's GI Endoscopy Unit. Previous renovations included: Renovation of Bridgeport Hospital’s Radiology and Hemodialysis units ran concurrently during the late fall of 1999 and through the spring of 2000. Housed in a mid 50’s era building, both projects required diligent oversight, as both were occupied and fully operational. The radiology area, encompassing approximately 5,000 square feet, was the first project completed followed by the dialysis unit one month later. O,R&L Construction was then to perform additional renovation work to their Respiratory Therapy department and their Oxygen Tank Farm. Good communication between hospital management, Cannon Architects and O,R&L was essential for the successful completion of each project, along with properly contained and protected areas that provided the least inconvenience to staff and patients. Significant attention was required to efficiently organize utility and service tie-ins and departmental relocations.

	New Haven Board Of Education New Haven, CT Project Type: Construction Manager Contract Amount: Confidential Completion Date: 9/3/2004 O,R&L Construction renovated 4,000 square feet of administrative and magnet school space for the New Haven Board of Education. The space included interior classroom renovation, fire eggress and ADA entrances.
