Design Build
The essence of the Design Build approach is that quality, completion dates and costs can be brought firmly under control by assigning total responsibility for all of these factors to one single entity; the Design Builder.
The Design Builder and the Owner define the expectations and requirements of the project and a conception plan is jointly agreed to. The Design Builder then leads the team, taking the project through the design phase, zoning process to final occupancy.

Orthopedic Associates of Middletown

O,R&L Construction is the Design/Builder of a new 30,000 square foot Orthopedic Medical Office Building. This project is targeting to be a LEED certified GREEN building and will include a physical therapy in-ground pool, double hung windows for the inflow of fresh air and an open skylight in the atrium providing abundant natural light. Green features such as the use of solar, photovoltaic panels, that reduce energy consumption, as well as high performance insulation and state of the art mechanical systems are also being used.

O,R&L Construction, acting as Design Builder, recently completed this 25,000 square foot corporate headquarters and auto dealership for Branhaven Chrysler Jeep.
Included in the design were 18 service bays, a specialized sub-grade exhaust evacuation system, auto doors, in-ground specialty lift equipment, a 3,000 square foot parts department, retail “speed shop” and auto showroom.
The exterior building, situated on 7 acres, was a steel erected frame with EIFS and masonry walls.

In June 2001, O,R&L Construction began construction of a 92,000 square foot state-of-the-art corporate distribution facility for Kellogg Marine Supply, the largest marine supply distributor in the northeastern USA.
Designed as a clear-span building, (the first ever constructed in the northeastern USA by Metallic Corporation), elements included a 2000 square foot mezzanine, 42’ eaves, 21 loading bays, specialized tight tolerance concrete floors and a custom Johnson air rotation system.
Exterior design elements included the incorporation of glass faced tiles into the metal panel outside walls.

Cidra

Cidra Corporation in Wallingford, CT contacted O,R&L Construction when they needed to renovate 40,000 square feet of warehouse into high tech optical component manufacturing space. The scope of work on this $7,000,000 project included class 10K and 100K clean rooms, industrial gas distribution systems, environmental control systems incorporating tight temperature and humidity controls, sophisticated computerized environmental control systems and high end finishes. O,R&L performed this project as a Design-Build supplying engineering and architectural services and coordinating all activities of the design team and subcontractors. Cidra was in extreme need of the space and so the design was being generated concurrently with construction. Work was being performed in occupied areas as well as in a phased construction approach. Additionally, construction was conducted 2 shifts per day, 6 days per week in order to meet the client’s move-in date. Occupancy was achieved in less than 180 days.

This project, completed in June of 2001, provided a new, from the ground up, 90,000 square foot, state-of-the-art distribution facility for Williams Distributing, one of the largest Anheuser Busch distributors in New England. The pre-engineered structure, a clear span, no-column design included 26 loading docks, 10,000 square feet of corporate office space and specialized draft coolers for storage of the company’s non-pasteurized product. The exterior building was sheathed with precast insulated Rockwall IPS panels supplied by IPS/Metallic Building Company. The building site was located on a 30 acre undeveloped parcel requiring complete excavation, multiple access roads and parking for truck fleets and other vehicles.

In the spring of 1999, O,R&L Construction broke ground on a new 20,000 square foot corporate facility for Precision Computer Services (PCS) in Shelton, CT. The project, valued at $1,500,000 included corporate offices and a high tech service and support center. Due to the nature of the building site, extensive site work was performed including heavy blasting. In 2000, PCS contracted with O,R&L to fit-out interior space at the facility for use as a Disaster Recovery Room for protection of client data. An additional $300,000 was invested by the client, for this state-of-the-art, climate controlled, clean environment space.

Todd Renz, President of O,R&L, traveled to Oxbridge, England in order to meet with company officials to discuss the technical needs that would be required in the US facility. Planned in two (2) phases, Phase 1 began in June 1996 and was comprised of approximately 60,000 square feet of space designed with high wattage electrical service specific to Vero’s needs. Phase I was completed in under 180 days. Phase 2 followed shortly thereafter and included 45,000 additional square feet including office, manufacturing and shipping/receiving space.

In August 1998, O,R&L Construction began construction on a 33,000 square foot design build project for National Filter Media in Hamden, Connecticut. Working with the engineering firm BL Companies, a pre-engineered Metallic building was constructed including a 6,000 square foot mezzanine area. O,R&L Construction turn-keyed this building in the form a 1031 tax exchange to NFM in December 1998.
