General Contracting
The General Contracting method of project delivery allows for two methods; General Contracting - Negotiated Basis and General Contracting - Lump Sum Bid Basis.
General Contracting Negotiated Basis
(with or without a GMP)
(Guaranteed Maximum Price)
In this scenario, the Owner selects the General Contractor on the basis of the actual cost plus a fixed or percentage fee. On a GMP basis, the Contractor guarantees that a maximum price will not be exceeded and that excess cost will be borne by the Contractor.
Often, when final costs and fees are less than the amount guaranteed, savings are shared by the General Contractor and the Owner.
General Contracting Lump Sum Bid Basis
In this scenario, the General Contractor provides a fixed price for construction based on a complete set of plans and specifications and awards the work to the lowest bidder. This agreement is to perform the work on one fixed price regardless of the cost to the Contractor.

O,R&L constructed a 20,000 square foot new retail space (from the ground up) addition to the existing retail complex at Hamden Plaza. Construction required a new foundation with masonry backup, glass storefront assemblies, and 12,000 amp electrical services. O,R&L conducted over two acres of site improvements with new parking, sidewalks, site lighting, and plantings.

O,R&L Construction completed renovations to the interior at 175 Whitney Avenue. This historical Yale University building houses Yale’s Information Technology department and the Archive Department for Yale’s Peabody Museum. The renovation included an extensive mechanical retro-fit, which involved the installation of a new air handling unit, placed on a new steel platform and positioning of load bearing plates in the basement to support the new unit. The renovated space included multiple offices, conference rooms, a multi-media room, and a multi-media lab. New electrical emergency lighting panels were installed, as well as new walls, ceilings, and floors. The construction was performed within an occupied building, and required coordination of all operations with Yale University personnel and departments.

In June 2001, O,R&L Construction began a ‘fast track’ phased renovation project for William W. Backus Hospital in Norwich, Connecticut.
Phase 1 included renovation of the 10 bed, EI Patient Wing and adjacent Recovery Room. This phase began in June 2001 and was completed in September 2001. O,R&L Construction successfully met the fast track schedule requirements and budget for the hospital.
Phase II of the program renovated the Cardiac Catheterization Laboratory (6,500 square feet) that included cosmetic upgrades and plumbing, electrical and mechanical systems upgrades. This phase of renovation commenced in August 2001 and was completed, on time and in budget, in December 2001.

Starting in 1994 when O,R&L renovated 5,000 square feet of occupational rehab space, to the construction of their glass topped entry canopy in 1996, O,R&L Construction has enjoyed a long standing relationship with The Hospital of Saint Raphael in New Haven, CT. Most recently, O,R&L renovated 10,000 square feet for the Verdi West Oncology Unit. This project included thirty (30) patient rooms, multiple nurses stations, a pharmacy, ancilliary meeting rooms, nutrition rooms etc. and was valued at $1,700,000.

When Cellular Genomics, a genetic research company, outgrew their space in New Haven’s Science Park, they came to O,R&L Construction to fit-out their new location in Branford, CT. The main goal was to integrate much of the laboratory equipment and furniture in use at Science Park into the new space, and perform the fit-out in under 160 days. This required that assessments be made on the existing 10,000 square foot fit-out, early in the process, and that critical decisions be made regarding space limitations, load differentials, power sources and construction logistics. Specialized mechanical components included the installation of complex heating and ventilation systems for use in a laboratory environment as well as individual neutralization tanks, autoclaves, centrifuges, and nitrogen tanks. Working with O,R&L on this $1,300,000 project was the architectural firm of Svigals Associates.

In the spring of 1999, O,R&L Construction broke ground on a new 20,000 square foot corporate facility for Precision Computer Services (PCS) in Shelton, CT. The project, valued at $1,500,000 included corporate offices and a high tech service and support center. Due to the nature of the building site, extensive site work was performed including heavy blasting. In 2000, PCS contracted with O,R&L to fit-out interior space at the facility for use as a Disaster Recovery Room for protection of client data. An additional $300,000 was invested by the client, for this state-of-the-art, climate controlled, clean environment space.
