O,R&L Construction - General Contracting

The term general contractor stems from an accepted contract amount with an owner to perform a construction project under all general trades as described in the construction documents and specifications supplied by the owner. This traditional method facilitates a design-bid-build process where previously hired design professionals produce the design specifications as outlined by the owner, the contractor bids the drawings to subcontractors, establishes a full contract amount for materials, labor and coordination services and completes the building of the project.

Construction required a new foundation with masonry backup, glass storefront assemblies and 12,000 amp electrical services. O,R&L construction conducted over two acres of site improvements with new parking, sidewalks, site lighting and plantings.

Building no.1	The Lee Company - Multiple Projects Westbrook, CT Project Type: General Contractor Contract Amount: 2.4M Completion Date: 7/1/2005 O,R&L Construction has a continuing relationship with the Lee Company, having completed multiple construction projects including: 9/1999 - a 45,000 square foot renovation at their Essex, CT facility; 12/1999 - an 30,000 square foot renovation to their manufacturing space in Westbrook; 9/2000 - a 10,000 square foot Design Build addition to their Pequot Park, Westbrook facility; 9/2003 - a 10,000 square foot renovation at their Westbrook campus; 7/2005 - a new facility to house the firm's Human Resource and Maintenance departments at their Building #1 in Westbrook.

Interior renovation of IT offices	Yale University - IT Offices New Haven, CT Project Type: General Contractor Designers: S/L/A/M Completion Date: 12/1/2003 O,R&L Construction completed renovations to the interior at 175 Whitney Avenue. This historical Yale University building houses Yale’s Information Technology department and the Archive Department for Yale’s Peabody Museum. The renovation included an extensive mechanical retro-fit; the installation of a air handling unit placed on a steel platform and positioning of load bearing plates in the basement to support the new unit. The renovated space consisted of multiple offices, conference rooms, a multi-media room and a multi-media lab. Installation included electrical emergency lighting panels, new walls, ceilings, and floors. The construction was performed within an occupied building and required coordination of all operations with Yale University personnel.
	Yale University New Haven, CT Project Type: General Contractor Completion Date: 7/5/2003 Renovation to the 2nd floor at Yale University’s Health Services Business Office located at 55 Whitney Avenue. The renovation included multiple offices, conference rooms, reception areas, and the addition of a kitchen. Mechanical, electrical, and plumbing functions included the addition of sheet metal, the relocation of supply and return vents, relocation of electrical panels, and plumbing relating to the kitchen and lavatory areas. The project was performed in two phases and was completed in occupied areas, within Yale University’s busy administrative offices.

Backus Hospital Norwich, CT Project Type: General Contractor Designers: Payette Associates, BVH Integrated Services, Advent Design Completion Date: 12/30/2001 A phased renovation project for William W. Backus Hospital in Norwich. Phase I included renovation of the 10 bed, EI Patient Wing and adjacent Recovery Room. Phase II of the program renovated the Cardiac Catheterization Laboratory, 6,500 square feet, that included cosmetic upgrades and plumbing, electrical and mechanical systems upgrades. Completed laboratory area	Cellular Genomics Branford, CT Project Type: General Contractor Designers: Svigals Associates - Architect Completion Date: 3/15/2001 When Cellular Genomics, a genetic research company, outgrew their space in New Haven’s Science Park, they came to O,R&L Construction to fit-out their new location in Branford, CT. Specialized mechanical components included high-tech HVAC systems for use in a laboratory environment as well as individual neutralization tanks, autoclaves, centrifuges, and nitrogen tanks. Interior View of Disaster Recovery Room	Precision Computer Services Shelton, CT Project Type: General Contractor Designers: Fletcher Thompson, Architects Completion Date: 11/10/2000 New construction of a 20,000 square foot corporate facility for Precision Computer Services (PCS). This project included corporate offices and a high tech service and support center. Due to the nature of the building site, extensive site work was performed including heavy blasting. O,R&L completed an interior fit-out at the facility for use as a Disaster Recovery Room for protection of client data. A state-of-the-art, climate controlled, clean environment space was created. Completed View of Lab Space	Cellular Genomics - Laboratory Renovations at Science Park New Haven, CT Project Type: General Contractor Designers: Svigals Associates - Architect Completion Date: 2/28/2000 Connecticut Innovations contracted with OR&L for a fit-out for Cellular Genomics, a rapidly growing genomics research firm. The 5,000 square foot lab space required complete reconfiguration for the specialty, mechanical and electrical services required. Concurrently with the Cellular Genomics fit-out, Connecticut Innovations increased their contract with O,R&L to include an additional 11,000 square feet for Iconics, another bio-tech tenant at Science Park. 60,000 sq ft interior and exterior renovation	14-16 Progress Drive Shelton, CT Project Type: General Contractor Designers: Matt Williams, Architect Contract Amount: 2.5M Completion Date: 1/1/1999 Anton Bauer and Panolam, Inc. required a fit-out of their leased space for use in their research and development operations. Renovation included extensive exterior work including a new roofing system, installation of new windows, structural reinforcement and re-pointing of all brick exteriors. Interior fit-out included layouts for research laboratories and corporate office space, new mechanical, electrical and exhaust systems.
November 1998	Shelton Sports Center Shelton, CT Project Type: General Contractor Designers: Sear Brown Group Contract Amount: 2.5M Completion Date: 12/1/1998 National family golf center franchise. Site work on 8 acres of riverfront property. Work included an enclosed driving range, miniature golf, training center and pro shop.
	New London Adult Education New London, CT Project Type: General Contractor Completion Date: 9/1/1998 This shared space, 70,000 square foot building in New London (known as Shaws Cove Three), required the fit-out and renovation of 20,000 square feet for the New London Public School System. New London was in need of the space for their Adult Continuing Education facility. The most challenging aspect of this project was working in the occupied spaces, where critical conduit and mechanical placement required detailed coordination of the frequent utility shutdowns. State-of-the art communication equipment, including satellite dishes, were installed on the roof of the building.
	10 Research Parkway Wallingford, CT Project Type: General Contractor Completion Date: 9/1/1998 25,000 square foot interior office fit-out for ADT Security Systems.
88,000 sq ft interior/exterior building renovation	Nortel/Healthsouth Home Health/Phoenix Life - 1290 Silas Deane Highway Wethersfield, CT Project Type: General Contractor Designers: Matt Williams, Architect Contract Amount: 7M Completion Date: 4/1/1998 O,R&L Construction completed an extensive rehabilitation to 1290 Silas Deane Highway in Wethersfield, CT. The rehab encompassed over 88,000 square feet of interior and exterior renovation and included tenant fit-outs for Nortel, Healthsouth Home Health and Phoenix Life. Included in the rehab was extensive exterior facade work, interior electrical and mechanical upgrades, installation of a new curtain wall system and extensive interior structural changes.
	One Forest Parkway Shelton, CT Project Type: General Contractor Completion Date: 4/1/1998 Late in 1997, O,R&L Construction began exterior and interior structural renovation of this partially constructed building at One Forest Parkway in Shelton, Connecticut. This 80,000 sq ft steel-up construction project was then fit-out for the home of several corporate offices including Dun & Bradstreet, Market Data Retrieval and Allstate Insurance. O,R&L has continued their relationship with the owner of One Forest Parkway and completed additional fit-out projects in this building. Recently completing a whole building renovation for Dianon, a division of LabCorp. This building was converted to high-tech lab and office space entirely for Dianon.
