A national pharmacy approached our client, National Filter Media (NFM), looking to purchase their existing property. Since NFM needed to upgrade to a new facility with minimal tax ramifications, O,R&L Development suggested using a 1031 tax deferred transaction. The integrated team of O,R&L Development turn-keyed a new facility location; designing, permitting and constructing a 33,000 square foot manufacturing building that met the clients requirements. O,R&L Development financed the land acquisition and construction and sold the building to NFM with virtually no out-of-pocket costs to the client.
