O,R&L Commercial Announces Sale Of 34 Barnes Industrial Road South, Wallingford, Connecticut

O,R&L Commercial is pleased to announce the sale of 34 Barnes Industrial Road South in Wallingford, CT. Frank Hird, SIOR represented the buyer, 34 Barnes Road, LLC and J. Richard Lee represented the seller, G&L Barnes Road Partners, LLC.

The 52,000 square foot industrial building sold for $3,800,000. The building is fully leased.

 


O,R&L Commercial LLC Sells 261 Unit Apartment Complex Newbury Commons, 1450 Washington Blvd., Stamford, CT

Branford, CT

O,R&L Commercial announces the sale of Newbury Commons, 1450 Washington, Blvd. in Stamford for $40,000,000. The property has 261 residential units, 9,000 SF of commercial space, health club, indoor swimming pool, business center and private parking garage.

The property was purchased, and will be managed by, Seaboard Properties of Stamford. Richard Gold and J. Richard Lee represented the owner, the Connecticut Housing Finance Authority. The property was purchased via negotiated sealed bid.

 


Sikes of O,R&L Brokers Industrial Building Sale

HARTFORD, CT – Jeffrey Sikes of O,R&L Commercial, LLC recently completed the sale of 157 Charter Oak Avenue, a 24,665 SF industrial building for a sale price of $550,000. Sikes represented the seller, HFAH Charter Oak LLC. The buyer, Corporation for Independent Living Realty LLC, was represented by Bob Botters of CB Richard Ellis.

The property is improved with a multi-story industrial building that will be completely refurbished as offices for the buyer as well as for other tenants. It is adjacent to the $150 million Colt Gateway Project, a mixed-use redevelopment that includes over 200,000 SF of office space being marketed for lease by Jeffrey Sikes.

American Laboratory Trading Aquires 20,000 SF Warehouse Building At 12 Colton Rd In East Lyme

East Lyme, Connecticut

O,R&L Commercial is pleased to announce that it has successfully negotiated the sale of 12 Colton Road, a 20,000 sq. ft. warehouse building situated on 3.07 acres fronting I-95 between exits 71 & 72. Tim McMahon, a Vice President with O,R&L Commercial was the sole broker responsible for facilitating the transaction.

The property was developed in 1974 by The Sudberry House, a manufacturer and supplier of wooden products and needlepoint crafts. The Sudberry House will continue to operate from its new location on Boston Post Road in Old Saybrook, CT. American Laboratory Trading is a re-wholesaler of laboratory equipment used in corporate and academic laboratory settings. After completing renovations to the building, it will relocate its operations from Groton, CT.

O,R&L Commercial Announces the Lease of 22 Barnes Industrial Road South, Wallingford, Connecticut


Wallingford, Connecticut - O,R&L Commercial has leased 22 Barnes Industrial Road South in Wallingford, CT. Carl Berman, CCIM, Frank Hird, SIOR and Bob Gaucher, CCIM, SIOR represented the Landlord, Barnes Road Realty, LLC in the transaction.

The building has been leased to the Dexmet Corporation. Dexmet manufactures a wide variety of expanded metal and plastic products. Their products are used in aerospace, fuel cells, batteries, electronics, aircraft, medical and other applications. They presently have facilities in Naugatuck and Branford. Doreen DeSarro, Economic Developer for the Town of Wallingford, was a key link in facilitating the deal.

The 64,000 square foot building will undergo major renovations by the owner prior to Dexmet occupying the building later this year. Bob Bochman, President of Dexmet Corporation, chose 22 Barnes Industrial Road South after seeing many possibilities throughout central Connecticut. The building is centrally located and is well suited for their manufacturing process. Additionally, Wallingford’s steady tax base, plentiful workforce and low electricity costs from the municipally-owned utility proved important in the company’s decision. The building owner was willing to provide key improvements to the property and is looking forward to having Dexmet as a tenant for many years.


O,R&L Commercial and CB Richard Ellis sell 92 acres

Rocky Hill, CT - O,R&L Commercial and CB Richard Elllis sold 92 acres of land for Winstanley Enterprises as part of WinBrook Business Park to Burris Logistics. The sale, co-brokered by Jay Morris and Phil Gagnon, CCIM, SIOR of O,R&L Commercial and Bill Bronson, SIOR and Pat Mulready of CB Richard Ellis, with the assistance of Sandra Johnson at Metro Hartford Alliance, totaled $14,650,000.00, and is one of the largest industrial land sales in the state of Connecticut.

The site, located on the west end of Brook Street, 1 mile from Exit 23 on Interstate 91, will be developed by The Stellar Group for Burris Logistics as a 500,000 SF refrigerated warehouse and distribution center to serve BJ’s Wholesale Club in the Northeast. The project’s first phase of 250,000 SF is scheduled for completion in September 2008. Construction of the project’s second phase, a 250,000 SF expansion, is slated to begin in another 2-3 years. This project will be one of the state’s largest refrigerated distribution centers and will create over 200 new jobs to the Rocky Hill area.

WinBrook Business Park is a speculative commercial development being constructed in phases by Winstanley Enterprises. The first phase, completed in late October 2007, is situated on a 17.8 acre parcel located across from 777 Brook Street, and consists of three single-story flex buildings, two at 58,500 SF and one at 54,000 SF. All three buildings are similarly configured to those at Winstanley’s Inwood Business Park, also located in Rocky Hill, and are designed to readily accommodate 100% office, office/flex or light manufacturing uses. Local Construction Company Executive Elected to lead Green Building Education & Initiatives

Branford, CT: O,R&L Construction is pleased to announce the election of F. Todd Renz, President of O,R&L Construction, to be the President of the Connecticut Green Building Council (CTGBC). Mr. Renz has over twenty years experience in the commercial construction field, having managed the successful completion of over 300 new construction and renovation projects throughout the Northeast.

Mr. Renz is a LEED accredited professional, certified in the “Green’ environmentally sensitive approach to construction. He has a strong interest in educating the construction community about the importance of high performance, sustainable green building design and construction.

The Connecticut Green Building Council is a non-profit organization that seeks to improve the quality of life in Connecticut through the promotion of intelligently designed and construction of high performance buildings. Among many activities the Connecticut Green Building Council holds frequent workshops on green building topics, educational forums, seminars on green buildings and periodic CT based LEED™ training in connection with the US Green Building Council. Green Construction Firm Staff Gains LEED Accreditations

O,R&L Construction, a Branford-based innovative green construction company, is proud to announce the completion of LEED (Leadership in Energy and Environmental Design) Accreditation to three of the firm’s professional staff. Tanya Cutolo, Jake Gawendo and Cliff Lennox have officially received LEED AP status this past month. Tanya Cutolo, AIA, is a registered architect and Director of Design and Business Development, Jacob Gawendo is a Project Engineer, and Cliff Lennox is a Project Manager. A fourth staff member, Mary Blossfeld-Chung, successfully completed and passed the LEED Green Associate Beta Exam, this exam will be open to the public for testing in May of 2009 and will be part of the new tiered credentialing program. These staff members have the knowledge to assist clients in green building options and implementation.

 


Holy Land Peace Cross

Waterbury, CT

O,R&L Construction replaced the 50 foot tall cross located on Pine Hill in Waterbury for the Religious Teachers Filippini.

On June 18th Archbishop Henry J. Mansell blessed the new cross during a dedication ceremony.

The archbishop was accompanied by Mayor Michael J. Jarjura, Mr. Ned Lamont, a generous contributor, and sisters of the religious order.

In April, the old cross was taken down after years of weathering and replaced with a more durable one. The new cross is constructed of galvanized structural steel tubing with steel framing angles to support the exterior metal skin cladding. Initially 20’ is clad with 3/8” galvanized metal plate to resist tampering and the upper illuminated section is of stainless steel cladding for weatherability.

The cross has always been a prominent landmark in Waterbury and will continue to be illuminated by focused beams of light to the structure.

Zane’s Cycles

O,R&L Construction is the Construction Manager/Design Builder for the new location of Zanes 12,000 square foot multi- tenant retail space. The eco-conscious building will use solar panels that would eventually produce 60 percent of the shop’s power needs using less energy than a comparable facility and producing less waste.

 


O,R&L Construction Sponsors Orthopedic Associates of Middletown Groundbreaking Ceremony

Photo O,R&L Construction sponsored a groundbreaking ceremony for Orthopedic Associates of Middletown on Saybrook Road in Middletown, CT. on November 6th. O,R&L Construction is the Design/Builder of this new 30,000 square foot Orthopedic Medical Office Building. This project is targeting to be a LEED certified GREEN building. The Green features of this building include: double hung windows for the inflow of fresh air and an open skylight in the atrium providing abundant natural light, the use of solar, photovoltaic panels, that reduce energy consumption, as well as high performance insulation and state of the art mechanical systems. It is one of three Commercial LEED buildings currently registered in the state of Connecticut.

New Canaan Country School honored for “greenest building”

On Earth Day, Gov. M. Jodi Rell proclaimed the Stevens building the state’s “greenest school” for incorporating environmentally friendly features. The classrooms have sensors that automatically dim the lights based on the amount of natural light shining in, and photovoltaic panels on the roof that convert sunlight into electricity that powers the building. A monitor on a kiosk in the common area shows students how much energy is being generated at that moment.

The building was recently certified by the U.S. Green Building Council for attaining LEED Silver certification. F.Todd Renz, president of the Connecticut Green Building Council stated that the New Canaan Country School is unique because it’s one of the first private schools in the state to meet that criteria.

Todd Renz, President of O,R&L Construction has implemented the ‘Build It Green’ program to be used on all O,R&L renovation and new construction projects through out the state. The plan addresses “Sustainable Building” benchmarks that can significantly reduce or eliminate the negative impact of buildings on the environment and occupants.

The program addresses:
  • Sustainable site planning
  • Safeguarding water and water efficiency
  • Energy efficiency
  • Conservation of materials and resources
  • Indoor environmental quality

Todd is a LEED accredited professional. LEED (Leadership in Energy & Environmental Design) is a tool for green design to assist design and construction teams and owners determine project goals, identify green design strategies, measure and monitor progress, and document success.

The LEED program was developed by an all volunteer team of the United States Green Building Council (USGBC) in 1995. In 2000 the LEED accredited program was launched. Design and construction specialists have endeavored since that time, to implement the LEED program in their respective fields. Government agencies and select states have projected partial or full LEED compliance over the next several years including: GSA; U.S. Air Force; U.S. Army; Department of State; DOE; EPA; U.S. Navy; California; Maryland; Massachusetts; New Jersey; New York; Oregon and Pennsylvania.

O,R&L is a U.S. Department of Energy / Rebuild America National Business Partner. The Rebuild America initiative partners with members of the public and private sectors to improve energy usage in existing commercial, institutional, and residential facilities and to implement sustainability in new structures. O,R&L has presented our Commission strategies at numerous Rebuild America presentations in different regions. These presentations have provided insight to owners, technicians and industry professionals. The U.S. Department of Energy regards commissioning with high standing in energy management approaches.

The Rebuild America initiative is particularly strong in the education sector. Rebuild works to increase the amount of "high performance" education facilities and campuses by applying efficiency techniques and suggestions of renewable energy alternatives to power equipment and providing mechanical assistance from the design phase through occupancy. These results are then used a nationwide benchmark for other projects.

With energy resources rapidly becoming scarce, sustainable energy consumption improvements to facility design, construction and operation are paramount.
