The property was purchased, and will be managed by, Seaboard Properties of Stamford. Richard Gold and J. Richard Lee represented the owner, the Connecticut Housing Finance Authority. The property was purchased via negotiated sealed bid.
Sikes of O,R&L Brokers Industrial Building Sale
HARTFORD, CT – Jeffrey Sikes of O,R&L Commercial, LLC recently completed the sale of 157 Charter Oak Avenue, a 24,665 SF industrial building for a sale price of $550,000. Sikes represented the seller, HFAH Charter Oak LLC. The buyer, Corporation for Independent Living Realty LLC, was represented by Bob Botters of CB Richard Ellis.
The property is improved with a multi-story industrial building that will be completely refurbished as offices for the buyer as well as for other tenants. It is adjacent to the $150 million Colt Gateway Project, a mixed-use redevelopment that includes over 200,000 SF of office space being marketed for lease by Jeffrey Sikes.

O,R&L Commercial Announces the Lease of 22 Barnes Industrial Road South, Wallingford, Connecticut

Wallingford, Connecticut - O,R&L Commercial has leased 22 Barnes Industrial Road South in Wallingford, CT. Carl Berman, CCIM, Frank Hird, SIOR and Bob Gaucher, CCIM, SIOR represented the Landlord, Barnes Road Realty, LLC in the transaction.
The building has been leased to the Dexmet Corporation. Dexmet manufactures a wide variety of expanded metal and plastic products. Their products are used in aerospace, fuel cells, batteries, electronics, aircraft, medical and other applications. They presently have facilities in Naugatuck and Branford. Doreen DeSarro, Economic Developer for the Town of Wallingford, was a key link in facilitating the deal.
The 64,000 square foot building will undergo major renovations by the owner prior to Dexmet occupying the building later this year. Bob Bochman, President of Dexmet Corporation, chose 22 Barnes Industrial Road South after seeing many possibilities throughout central Connecticut. The building is centrally located and is well suited for their manufacturing process. Additionally, Wallingford’s steady tax base, plentiful workforce and low electricity costs from the municipally-owned utility proved important in the company’s decision. The building owner was willing to provide key improvements to the property and is looking forward to having Dexmet as a tenant for many years.
O,R&L Commercial and CB Richard Ellis sell 92 acres
Rocky Hill, CT - O,R&L Commercial and CB Richard Elllis sold 92 acres of land for Winstanley Enterprises as part of WinBrook Business Park to Burris Logistics. The sale, co-brokered by Jay Morris and Phil Gagnon, CCIM, SIOR of O,R&L Commercial and Bill Bronson, SIOR and Pat Mulready of CB Richard Ellis, with the assistance of Sandra Johnson at Metro Hartford Alliance, totaled $14,650,000.00, and is one of the largest industrial land sales in the state of Connecticut.
The site, located on the west end of Brook Street, 1 mile from Exit 23 on Interstate 91, will be developed by The Stellar Group for Burris Logistics as a 500,000 SF refrigerated warehouse and distribution center to serve BJ’s Wholesale Club in the Northeast. The project’s first phase of 250,000 SF is scheduled for completion in September 2008. Construction of the project’s second phase, a 250,000 SF expansion, is slated to begin in another 2-3 years. This project will be one of the state’s largest refrigerated distribution centers and will create over 200 new jobs to the Rocky Hill area.
WinBrook Business Park is a speculative commercial development being constructed in phases by Winstanley Enterprises. The first phase, completed in late October 2007, is situated on a 17.8 acre parcel located across from 777 Brook Street, and consists of three single-story flex buildings, two at 58,500 SF and one at 54,000 SF. Green Building Initiatives at New Medical Building in Wethersfield
Wethersfield, Feb. 24, O,R& L Construction Corporation of Branford CT is proud to announce the completion of a new 19,000 square foot medical office building for Hartford Medical Group at 1025 Silas Deane Highway, Wethersfield. A Ribbon Cutting Ceremony was held on Feb 24th to celebrate the opening of this new building. As a green builder, O,R&L incorporated several green building initiatives into the project including 70% diversion from the land fill by construction waste recycling, upgraded high performance wall, roof and window insulations and energy efficient lighting and HVAC equipment. A majority of the energy efficiency improvements were funded by rebates from the CT Clean Energy Fund. The building owner plans to apply for Energy Star status after twelve months operations.
O,R&L Construction receives Green Builder Award for 2010 from Business New Haven
As a green builder, O,R&L Construction initiates and incorporates green building strategies into all our projects, whether the client is looking for green opportunities or not. We promote an integrated design and construction process through design build projects and most recently our energy evaluations; which look at existing commercial buildings and analyzes the existing envelope, lighting and HVAC components as existing baseline energy use and then models energy efficient upgrades for optimum energy savings. We incorporate the energy saving results with construction estimates and apply both utility incentives and federal tax rebates for payback results. Other examples of our green building strategy is the use of recycled materials, construction waste management, high performance building materials and the coordination and successful implementation of utility rebates and alternate and/or renewable energy sources on our construction projects.
As a company, we are heavily involved with the USGBC and Connecticut’s local chapter of the Green Building Council; our president, Todd Renz, being the current chairman of the board. The O,R&L Construction office buys 100% green power, recycles office waste and has many LEED AP’s on staff that continue to explore green building through education and example.

Groundbreaking Ceremony for the New Soundview Family YMCA in Branford
On June 18, 2009, the Soundview YMCA and O,R&L Construction held a groundbreaking ceremony for the new Family YMCA facility located on 628 Main Street in Branford, CT. The 31,000 square foot recreational facility will offer two indoor pools for year round swimming, a fitness center, racquetball courts, a full-service teen center, certified professional childcare, summer programs and 14 acres of woods for outdoor nature camps and environmental educational programs. This new facility will provide a much needed recreational facility to five of the surrounding communities. In attendance at the event were: State Senator Ed Meyer, State Representatives Debra Heinrich, Lonnie Reed and Pat Widlitz, Selectmen from both Branford and Guilford, the Deputy Mayor from North Branford and Doug Shaw, Executive Director of the Soundview Family YMCA, who has been instrumental in the financial success of this project.
The design and building team includes O,R&L Construction Corporation, AKV Architecture, Van Zelm Engineers and Crisculo Civil Engineers. The design and pre-construction process for this facility has involved several green building strategies; including site orientation for solar benefit, high performance envelope design and mechanical systems, alternate energy source and energy efficiency incentive investigation.
O,R&L Construction is a proud member of the Connecticut Green Building Council and promotes sustainable construction methods. O,R&L routinely incorporates energy incentive rebates, renewable energy options, green building material estimating and implementation and on site construction waste recycling.
Hartford Medical Group, Eastern Rehabilitation Network and O,R&L Construction hold a Topping-Off Event event in lieu of a groundbreaking
On June 3rd Hartford Medical Group (HMG), Eastern Rehabilitation Group (ERN), Hartford Hospital affiliates and the design builder, O,R&L Construction, celebrated the construction of a new medical building at 1025 Silas Deane Hwy in Wethersfield.
In attendance were, Mayor Adil of Wethersfield and several area officials along with staff from Hartford Hospital, HMG, ERN and many involved in the planning and construction of the project.
Instead of the traditional shovels breaking the earth groundbreaking, this event had representatives of the project ride up in a scissors lift to tighten the steel with gold wrenches as representation of the security of the continuing steel phase of construction.
During the design-build process, O,R&L Construction was able to incorporate green building strategies, including the upgrade of insulation and windows through incentives from the Connecticut Clean Energy Fund, high performance mechanical systems, energy-conscious lighting design and non-irrigated/water conserving landscaping.
Hannah Gray Home Inc. held a ribbon cutting ceremony to celebrate the completion of renovations to their facility in New Haven
The Hannah Gray Home, Inc. and O,R&L Construction Corp. celebrated a ribbon cutting ceremony on June 10th unveiling the newly expanded and renovated facility. The Hannah Gray Home provides low income housing, supervised care and supportive services to elderly individuals in the Dixwell Avenue and Greater New Haven communities.
Speakers at the event included Senator Toni N. Harp, Representative William Dyson, Mayor John DeStefano, Jr. and Reverend Anthony J. Davis. Regina Winters, President of the Hannah Gray Home’s Board of Directors, started off the event by thanking all those involved with the project and introducing Carla Weil and her organization’s involvement, the Greater New Haven Community Loan Fund, which has loaned the organization close to $2.5 million for the project.
The existing location has been used by the Hannah Gray Home since its establishment in 1911. The Home was operated in its intended capacity at the current site until 1996, when it was forced to close for financial and administrative reasons. The Rev. Anthony J. Davis then launched a campaign to save the Home. Rev. Davis was motivated by the memory of his aunt who had been a resident at the Home until its closure. He was able to secure the loan from the Greater New Haven Community Loan Fund and obtain the Certificate of Need (CON) from the Connecticut Department of Social Services authorizing the Home's redevelopment as a residential care facility. Rev. Davis continues to be involved with the Hanna Gray Home as one of its Trustees and spoke of his dedication to the project during the ceremony.
As Construction Manager, O,R&L Construction Corporation expanded and renovated the original structure, doubling the original size of the building and providing full accessibility for disabled residents. Energy efficient green building strategies were incorporated into the project with the use of high performance insulations, windows and mechanical systems.
Green Construction Firm Staff Gains LEED Accreditations
O,R&L Construction, a Branford-based innovative green construction company, is proud to announce the completion of LEED (Leadership in Energy and Environmental Design) Accreditation to three of the firm’s professional staff. Tanya Cutolo, Jake Gawendo and Cliff Lennox have officially received LEED AP status this past month. Tanya Cutolo, AIA, is a registered architect and Director of Design and Business Development, Jacob Gawendo is a Project Engineer, and Cliff Lennox is a Project Manager. A fourth staff member, Mary Blossfeld-Chung, successfully completed and passed the LEED Green Associate Beta Exam, this exam will be open to the public for testing in May of 2009 and will be part of the new tiered credentialing program. These staff members have the knowledge to assist clients in green building options and implementation.

Todd Renz, President of O,R&L Construction has implemented the ‘Build It Green’ program to be used on all O,R&L renovation and new construction projects through out the state. The plan addresses “Sustainable Building” benchmarks that can significantly reduce or eliminate the negative impact of buildings on the environment and occupants.
The program addresses:
- Sustainable site planning
- Safeguarding water and water efficiency
- Energy efficiency
- Conservation of materials and resources
- Indoor environmental quality
Todd is a LEED accredited professional. LEED (Leadership in Energy & Environmental Design) is a tool for green design to assist design and construction teams and owners determine project goals, identify green design strategies, measure and monitor progress, and document success.
The LEED program was developed by an all volunteer team of the United States Green Building Council (USGBC) in 1995. In 2000 the LEED accredited program was launched. Design and construction specialists have endeavored since that time, to implement the LEED program in their respective fields. Government agencies and select states have projected partial or full LEED compliance over the next several years including: GSA; U.S. Air Force; U.S. Army; Department of State; DOE; EPA; U.S. Navy; California; Maryland; Massachusetts; New Jersey; New York; Oregon and Pennsylvania.

O,R&L has been awarded the 2009 Office Building of the Year Award for the NY Capital Region (TOBY) by the Building Owners & Manager’s Association (BOMA). O,R&L provides comprehensive management, maintenance and custodial services for the State of New York Department of Transportation facility located at 50 Wolf Road in Albany, NY.
50 Wolf Road is the 386,000 sq. ft. home office and 24-hour emergency center for the State of New York and contains sensitive areas which include the State Transportation Incident Command Center (S.T.I.C.C.) which hosts the main data center for the State of New York and supports over 1,250 employees daily.
50 Wolf Road is now in consideration for The Office Building of the Year Award for the US Mid-Atlantic Region – 2009-2010.
