Buyer Representation Process
Our multi-phase process begins with a needs assessment. The O,R&L consulting team and other key stakeholders meet to discuss requirements such as geographic boundaries and project budgets. Then we conduct extensive market research on available commercial real estate in Connecticut, making contacts with Economic Development departments, property owners and other real estate brokers and developers to find all potential opportunities in the region. We'll visit and tour buildings and land parcels to narrow the list to the best alternatives. During the negotiation process, O,R&L will assure that all legal and regulatory requirements are considered. Once a location has been decided upon, we'll begin the design phase process and prepare a build-out or construction plan to assure that decisions made during the design phase are carried out in the physical construction.
If it's decided to build new, O,R&L has the resources in-house to complete new construction. Our Construction Division offers several Project Delivery Methods that are designed to meet a variety of needs:
- General Contracting: Owner/tenant has a set of plans so that a qualified contractor can provide construction quotation. Once a general contractor is selected, the owner's representative or architect oversees project to completion.
- Negotiated General Contracting: Same as traditional general contracting with the understanding that project will be open book status.
- Construction Management: The owner contracts with subcontractors directly and the Construction Manager oversees all construction.
- Design/Build: Turn-key approach where construction company oversees all planning, design, and construction for a set fee. O,R&L Construction specializes in site selection and financing for lease-back or an option to purchase.
