Exclusive Tenant Representation
At O,R&L, our experience in providing tenant representation helps us negotiate the best terms for our clients. Our goal is to help you obtain a new building that can be fit-out to your needs and best meets your selection criteria and budget. You'll benefit from our full service company which utilizes resources from our Real Estate Brokerage, Construction and Facility Management divisions.
O,R&L Tenant Representation Process
Our service is a multi-phase process that begins with an initial needs assessment. We recognize that you know your business better than anyone and that's why we listen to your needs and develop a plan that's based on your specifications. Then we'll conduct a market survey of existing and potential locations and provide you with a list of properties. When suitable locations have been identified, we'll tour the properties with you then create a "short list" of the best alternatives. Finally, we'll work to bring about the most favorable lease terms using our market knowledge, technical expertise and excellent negotiating skills.

- Typically, all leasing commissions are paid by the Landlord.
- An exclusive broker will save you time.
- By engaging a single broker you are empowering them to represent your interests.
- Using one broker streamlines the process; multiple brokers generate twice as much information for you to review and digest.
- Multiple brokers may lose interest or the desire to provide detailed, accurate information because there is no guarantee of compensation.
- Successful brokers require an exclusive commitment because they have other transactions to work on.
- An agreement in writing ensures that all parties on are on the "same page" and that your tenant rep broker is authorized to negotiate with the landlord on your behalf.
